I'm not an estate agent, but if I had to choose between a smaller flat in Vienna or a larger in Belgrade, then I would choose the one in Vienna. There's a big difference between Prague and Belgrade too.

Belgrade is not even in the top 10 of most expensive real estate places in Europe. You know why Belgrade is expensive? Because the housing capacity is very limited. When the demand is higher than the actuall offer the prices tend to be much higher than the actual price it is worth.

If you look at an average netto wage of €365 per month, it clearly points out, that it's virtually impossible to be more expensive than Amsterdam/Brussels, where the average wage is about 5 times higher.

I doubt it's going to be expensive since you can rent appartments starting at €50. In Belgium even a studentflat will easily cost you 4 times more (and we're talking about studio's here less than 20m²).

Although it's wrong to compare it with Vienna, it's not exactly rocket science to figure out that Belgrade is most likely an expensive place, certainly for that area of Europe (east and south of Austria).

Yeah but saying it's more expensive than Brussels or Amsterdam, is pretty stupid. It's not even more expensive than Prague. The list I posted shows it. It's not even in the top 100.

I don't even know why this has become topic here but yeah all these apartments are in exclusive parts of Belgrade, so it's probably a price per day (probably for foreign tourists as Serbians cannot afford these prices).

That website I didn't read it was per day. If that's true it's very expensive. But it also said, the prices for small appartments are very high because the demand is 3 times more than the actual offer. Meaning that the prices are not equaling the actual worth.

Anyway, Belgrade is not in the most expensive real estate markets of the world, not even top 20 within Europe only.

So yeah Belgrade is slightly more expensive than in Brussels, however it's a lot cheaper than in Amsterdam or Prague.

Though their market is growing at a good rate :)

I just read her interview for one Serbian magazine in which she gave more details.

- She will live in the house after her tennis career. The house is meant to be her family house.
- She paid $1.5 mill for the land.
- She will move in November - December and will make a big party in it with many interesting guests :devil:

Carlsbad and San Diego, while separate cities administratively, are in the same Metro Area.
In fact right now at work (La Jolla) I'm closer to Carlsbad than to home (East San Diego). Yeesh, I didn't realize Helena was going to be withing driving distance.

How much does the house cost?
Jelena's House is being built in San Diego County, California (Rancho Santa Fe)at a cost of $1.5 million. It will have a pool, tennis court, theater, and a partial view of the ocean. If she keeps improving, it shouldn't be any "sweat" paying the bills.

Just In case some of you are interested, the property tax on Jelena's house will be $15,000 per year. If the value goes up, so does the property tax. Hell, what's 15 K for California Dreaming !!!
